Who This Covers
This policy describes how Bracher Appraisal, LLC — a Colorado limited liability company operating from Rifle, Colorado — handles information collected through bracherappraisal.com and in the course of providing appraisal services.

What This Website Collects
Information you send deliberately. The inquiry form asks for your name, telephone number, email address, assignment type, property address, and any details you choose to include. Nothing on this site requires you to provide information; you can call or email instead.
Form submissions are processed by Formspree, a third-party service, which delivers them to the email address of record for this practice. Formspree retains submissions on its systems subject to its own policies. Submissions are used to respond to your inquiry and to carry out any assignment that follows. They are not sold, rented, or traded.
Information collected automatically. This site is hosted on Cloudflare Pages. Like nearly all web hosting, Cloudflare records standard server information — IP address, browser type, pages requested, timestamps — for security and operational purposes. This practice does not access that data for marketing.
Fonts. Typefaces are loaded from Google Fonts, which means your browser makes a request to Google's servers and Google receives your IP address in the process. No other content is loaded from third parties.
Aggregate traffic measurement. Cloudflare Web Analytics may be used to count page views and referring sources. It is cookieless, collects no personal data, and does not track visitors across other websites.
This site sets no cookies, uses no cookie-based analytics, hosts no advertising, and contains no tracking pixels or social media widgets. Nothing here follows you to another website. There is nothing to opt out of.
Email and Web Forms Are Not Secure
Unencrypted email and web form submissions can be intercepted, misdirected, or retained on servers outside the control of either party. Estate, trust, and date-of-death matters frequently involve information people would not want disclosed.
Do not send financial account numbers, Social Security numbers, medical information, settlement terms, or other sensitive material through the inquiry form or by ordinary email. Send only what is needed to start a conversation. Secure delivery can be arranged once an assignment is under way.
Contacting this practice through the website does not create an appraiser-client relationship, and information sent before an assignment is accepted in writing is not protected by any confidentiality obligation that would attach to a client.
Information Obtained in Appraisal Assignments
Appraisal work involves receiving information about people and property that is not public. That information is handled under obligations more demanding than those governing this website.
Professional standards. The Uniform Standards of Professional Appraisal Practice require an appraiser to protect the confidential nature of the appraiser-client relationship. Confidential information and assignment results are not disclosed to anyone other than the client, parties the client specifically authorizes, state appraiser regulatory agencies, a duly authorized professional peer review committee, or third parties as authorized by due process of law.
Financial privacy law. Real estate appraisers performing work in connection with mortgage lending are treated as financial institutions under the Gramm-Leach-Bliley Act and the Federal Trade Commission's Safeguards Rule. Nonpublic personal information received in those assignments — including information about borrowers obtained from lenders, appraisal management companies, or the property owner — is used only to perform and support the assignment and is not disclosed to unaffiliated third parties except as permitted or required by law.
Safeguards. Reasonable administrative, technical, and physical measures are maintained to protect nonpublic personal information against unauthorized access, including access controls on devices and files, encryption of data in transit where available, and retention of records only as long as professional standards, client agreements, and applicable law require. No system is perfectly secure, and no guarantee of absolute security is made.
Retention. Workfile records are retained for the period required by USPAP — at least five years after preparation, or at least two years after final disposition of any judicial proceeding in which testimony was given, whichever is longer — and may be retained longer where a client agreement or other law requires.
Market Data Published on This Site
The Market Data page reports aggregate statistics derived from Aspen/Glenwood MLS data. It contains no street addresses, listing numbers, owner names, parcel identifiers, or coordinates, and no information identifying any party to a transaction. Sale prices and closing dates are matters of public record in Colorado.
Your Choices
- You may decline to use the inquiry form and contact this practice by telephone instead.
- You may ask what information is held about you, ask that it be corrected, or ask that it be deleted. Requests will be honored except where professional standards, a client agreement, or law requires the record to be retained.
- You may block Google Fonts and third-party requests using browser settings or an extension. The site remains usable; only the typefaces change.
